A loan package is a hundred-odd pages with a dozen places where a wrong date or a missed initial sends the whole thing back. A signing agent's job is to get through it accurately, at the borrower's kitchen table, on the schedule escrow set.

Packages handled routinely: purchases, refinances, home equity lines, reverse mortgages, seller-side packets, loan modifications and construction draws. Documents are presented in order, the borrower is pointed at each place their signature belongs, and the critical pages — the note, the deed of trust, the right of rescission with its dates — are checked before the package is closed.

Scan-backs are available where the lender requires them, and packages are dropped for return shipping the same day unless escrow asked for something else. Signing appointments are confirmed with the borrower directly so nobody is waiting at a door that nobody answers.

A signing agent presents documents; they do not explain them. Questions about rate, term, fees or whether to proceed go to the loan officer or escrow, every time. That boundary is not caution for its own sake — a borrower who was talked through their terms by the notary has grounds to unwind the whole signing later.

For title and escrow companies: confirmations come back promptly, packages are printed as instructed, and problems are reported while there is still time to fix them rather than after the courier has gone.
