Not every closing happens at a title company's conference table. Sellers who have already moved, buyers with a shift that ends at seven, and out-of-state parties all need somebody to bring the table to them.

Typical work is a seller's packet, a deed with an Arizona affidavit of property value, a beneficiary deed, a quitclaim between family members, or a full buyer's package sent over by escrow. Documents are signed in the order escrow specified, checked page by page before anybody leaves, and returned the same day by whatever method the closing agent asked for.

The details that stall closings are almost always small and almost always avoidable: a name signed the way someone actually signs it rather than the way it appears on the deed, a missing middle initial, a page nobody dated, an ID that expired last month. Catching those in the room is the difference between funding on Tuesday and funding next week.

A notary is not an escrow officer and cannot explain what a document means or advise whether to sign it. Questions about the terms go back to the title company, the lender or the agent — and the appointment can pause while that call happens rather than pushing through it.

Arizona-specific pieces come up often enough to plan for: affidavits of property value accompany most deeds, and beneficiary deeds must be recorded during the owner's lifetime to do anything at all.

Questions

Can you explain what I am signing?
No. Explaining the effect of a closing document is the work of your escrow officer, lender or attorney, and a notary who does it is practising law without a licence. The appointment can wait while you call them.
Do both owners have to be present?
Every person whose signature is being notarized has to be physically present with their own ID. They do not have to be present at the same time, but a single appointment is usually simpler than two.
Do you handle recording?
Recording is handled by the title company or the county recorder, not the notary. What happens at the appointment is the notarization and, where asked, same-day return of the package.
